Start with a plan, not a dumpster

An estate cleanout - after a death, a move to assisted living, or a downsize - is one of the hardest jobs a family takes on. Doing it in the right order saves you from throwing away something valuable or important. Work through this checklist step by step, and lean on help where you need it.

Step 1: Secure the important documents first

Before anything is moved or discarded, locate and set aside:

• Will, trust, and estate paperwork
• Deeds, titles, and vehicle registrations
• Insurance policies and financial statements
• Tax records, birth/marriage/military certificates
• Passwords and keys

Check dressers, desk drawers, safes, freezers, and even between book pages - people hide valuables in surprising places.

Step 2: Coordinate with family and the estate

Confirm who has legal authority (executor or personal representative) before disposing of anything, especially if the estate is in probate. Give family members a set window to claim keepsakes, and photograph items others may want to weigh in on remotely.

Step 3: Sort everything into clear categories

Step 5: Handle special items correctly

• Appliances/refrigerators: need freon recovery - transfer station white-goods fee is $25 each as of 7/1/25, or use a hauler.
• TVs/monitors: not accepted by Cape's e-waste recycler; they go to the transfer station.
• Paint/chemicals: latex can be solidified for trash; hold hazardous materials for a city HHW event.
• Tires: not accepted at the transfer station; use a scrap-tire recycler.

Step 6: Clear the bulk

Whatever remains - furniture, mattresses, boxes, garage and basement clutter - needs to leave. For a whole house this is a large volume, and the City Transfer Station charges by weight ($90/ton, $25 minimum as of 7/1/25). Many families choose full-service removal at this stage to get the home empty quickly for sale or handover.

Step 7: Final walk-through

Check every closet, attic, crawlspace, shed, and cabinet before you hand over keys. It's easy to miss a back corner.

Give yourself grace on the timeline

An estate cleanout is emotional work, and rushing it leads to regret and mistakes. If the home isn't under a hard sale deadline, break the job into sessions - documents one day, a room the next - and bring a friend or family member for the tougher spaces. Set aside a box for uncertain items rather than forcing an instant keep-or-toss decision.
